Miami- The Beginning

Vacations in Miami can be a brilliant way to spend your holiday. Unknown to many, we have a rich history spanning over thousands of years. Our Native American land that was occupied as far back as over 10,000 years ago.

Native Americans had real estate along the Miami River in an area that first was wooded forests and home to much wildlife. Several tribes lived in the area and it was the Tequesta people who met Juan Ponce de León in 1513 when he landed in Biscayne Bay.

It was this Spaniard who gave the first recorded name to the area: Chequescha. No one really came ashore until Pedro Menéndez de Avilés came through in 1566 looking for his son. Jesuit priests would follow and start (and shortly end) a mission in the region.

Several tribal wars occurred in the 18^th century disallowing any vacations that would have happened, leading the Tequesta to move to Cuba. Tribes also depleted their ranks through the arrival of the deadly small pox brought to the continent by the Spanish.

Also around 1772, the British granted 20,000 acres of real estate to be purchased by white settlers, the first of which would arrive early the next century in Key Biscayne. Treasure hunters came from the Bahamas as well as the Keys to scavenge sunken ships on the reef.

By 1842, William English settled and built a plantation on real estate in Miami and plotted the Village of Miami. The latter part of the 19^th century brought Miami the railroad, and citrus crops that survived great freezes.

Vacations ran aplenty at this time. In 1896, the town was incorporated and named Miami.

Top 3 Condos Sold- Miami November 2011

As the year comes to an end, well almost let us look at the top 3 condos sold in Miami last month( November).On a side note, there were 379 condominiums/town homes/villas sold last month. They ranged in price from a list price of $2,250,000 to $16,900.

The top three units of course were waterfront units. In fact, all three had bay and ocean views.

Here are the details:

The unit with the highest sale price for the month of November is located at 900 Biscayne Boulevard. This hi-end luxury residence offers four bedrooms, four and an half bathrooms, private elevator, five star amenities including two restaurants in the heart of Miami. The list price was $2,250,00. Final sale price was $1,925,000.

This unit is located at 848 Brickell Key Drive in the Three Tequesta Point Condominium building. The list price was $1,999,000 with a the final sale price of $1,900,000. This is a four bedroom, four and one half bathroom home. The Three Tequesta Point building has forty-five floors. This home is on the forty-fourth floor.

Imagine this view! This glorious view is from a home located in the Marquis Residences (1100 Biscayne Boulevard). This home was built in 2009 and offers almost 3000 square feet of living space. Of course, as mentioned above this unit has bay and views of the Atlantic Ocean. The list price was $1,895,000 with a final closing price of $1,850,000.

The Miami Real Estate Market- October 2011

This week we are going to look at the Real Estate market in Dade County.

Let us start by looking at the inventory( the number of homes for sale). The chart below examines the inventory from August 2010 to October 2010 to the same months of this year, 2011. Inventory, the number of homes for sale is decreasing.

In addition, the number of homes sold for the same period ( August -October 2010 versus August - October 2011) has increased. There were 12.5% more homes sold this period. This also can be seen when one examines the pending units. Pending implies that the dwelling has an executed contract.

The elementary law of supply and demand will certainly rear its wanted head. As our inventory bottoms out and demand kicks in certainly, we predict the value of Real Estate in Dade County will start to escalate. Buyers, in particular must consider purchasing.

4 Things to Do Over Labor Day Weekend.

Labor Day tradtionallly represents the summer coming to a close. Gone are the warm evenings, days at the beach and sunny days for the rest of North America.

We are happy to report that the glorious days and nights will continue down in our little part of heaven. But, given the chance we are always ready, willing and able to party like the rest of the country. So with that in mind, here is our list of 4 Things to Do Over Labor Day Weekend.

1. Head over the beach and do not forget the sunscreen! Our must go to beach is South Beach. Plenty of sunny, hot sand, gleaming beaches and warm water. Hang around after hours, the restaurants are great and this "is" the place to people watch. ?

2. Open air dance at Bay Side. Loud music, sweltering heat and a cool drink. Even if you do not participate in the dancing, watching the entertainers and the spectators is worth the trip.

3. Visit the Miami Zoo, considered one of the best in the country. Our great climate allows the zoo to keep animals from Africa, Australia and Asia. Did you know that the zoo is one of few "cage less" exhibits in the country?

4. Take a stroll at Fairchild Tropical Garden. The grounds are incredibly well kept and maintained. In the tradition of living down in the tropics the garden is the home to various plants and trees you will only see in Miami. Along the way, stop at the outdoor cafe.

Key Biscayne, I must see when visiting Miami.

When one thinks of Miami images of South Beach and Lincoln Road run thru your mind. Perhaps you have ventured north to Fort Lauderdale or the other direction, south to Key West.

Today we would like to take you to Key Biscayne, an island six miles off the coast of Miami.

Key Biscayne is seven miles long and only two miles wide. This village was incorporated in 1991 and today the population of just over ten thousand.

Two must see parks on Key Biscayne include Bill Baggs Cape Florida State Park in the south and one of the most beautiful beaches in the world Crandon Park to the north.

Things To Do in Miami- Vizcaya

On the rare occasion it rains here in South Florida- yes we have to be honest- it does rain in the summer months, Miami offers many exciting things to do indoors.

Sure of course, one could spend there time in a shopping mall or perhaps even the movies. But let us talk history, finery, culture... lets head off to Vizcaya.

Vizcaya is a stately home located in Coral Gables, a city just South of downtown Miami. Coral Gables is easy to access, just head south on Interstate 95, which becomes US 1. If you happen to get lost or need instructions, just ask a local where you can find "The Gables".

James Deering was the entrepreneur that built this Mediterranean Revival style city of Coral Gables, way back in the early 1900's. His home, Villa Vizcaya , was built in 1914. Located on a bay front site in Miami this remained Deerings winter home from 1916 until his death in 1925 .

Authentic materials from Spain and Italy were incorporated in the estate-not an easy task in the early 20th century. Also shipped to our shores included pieces of European castles, many tapestries, murals and actual ceilings. Many can be seen today in the estate now called "Vizcaya".

At the time of construction Miami's population was a mere 10,000. Workers on the project numbered 1,000 at one time or another on the "Viscaya Project". Many of these labourers and craftsmen came from Europe and the Caribbean.

At its inception, the complex included a working farm and livestock covering 180 acres on both sides of what is now US 1. Today, there are ten acres of formal gardens and a native "forest".

Vizcaya is a National Historic Landmark and accredited by the American Association of Museums.

What to pack for your vacation?

Here are our tips for visiting us in the Sunshine State:

Choose clothes that are appropriate for our climate. Remember we are located in the tropics.

Think humidity, nights of 80 degrees and an occasional rain shower.

Cardigans and sweaters are rarely needed, unless of course you dine in an air conditioned restaurant.

Think:

Shorts,
Bathing suits
T-shirts
Flip flops and sandals

Stick with one basic color, but not black. Sure black clothing is elegant, but it also absorbs the heat.

Think double duty, men's shorts that can be worn as a bathing suit. For the ladies, a bathing suit top that can serve as a top with a skirt.

A sarong is an excellent option for a skirt. In an addition, they are great beach cover-ups.

Forget an alarm clock, most mobile telephones offer this feature. Sure you are on your vacation and who needs to be awake at the crack of dawn( unless it is to watch the sun rise!)

By now we have all become accustomed to the limits of liquid items allowed on airline flights, so find a product that will act as a "double duty " product-shampoo and body washes are plentiful.

Sunscreen, sunscreen, sunscreen and after sun products. Do not be fooled by a cloudy day. If you happen to get caught make sure you grab some aloe vera-a fresh stalk is normally available at one of our various supermarkets.

What To Pack When Visiting Miami?

What To Pack When Visiting Miami in October till February, when the temperatures are a bit cooler, the humidity has died down and a gentle breeze is felt from the Atlantic Ocean?

Sunscreen (SPF 15) - if you will be in the sun for more than an hour
Open-toe shoes or sandals, flip flops.. think "O Casu-elle "
Shorts, skirts, or capris, light weight dresses
Short-sleeve as well as long-sleeve shirts.
A light jacket or sweater, on the rare occassion it gets cooler

The Autumn and Winter it can be much cooler or warmer than you expect, depending on cool fronts and warm fronts that come through.

The major part of the property managers' job description is to maintain the property that you own or in which you reside( if you are renting) A property managers' job not only includes regular maintenance, but could also includes refurbishing the property when it is needed. If there are problems with the property, it is up to the property manager to ensure that whatever the problem is can be fixed.

If the building is old, the property manager will need to determine what to change in order to allow the area to function to its best ability without causing problems later.

The property manager also acts as a link between those who are renting and the owner. If there are maintenance problems or payment problems, it is up to property management to make sure that the problem is taken care of in a speedy and efficient manner. Some property managers may also have the responsibility of providing accounting services .
By having a property manager in place, you ensure that there will be certain levels of upkeep in the building/unit that is being rented as well as allow for continuity in one who is renting or leasing a unit..

Contrary to what is presented in the media, the Real Estate industry is on the move again in Florida.

According to Wikipedia Supply and Demand is described as:

Supply and demand is an economic model of price determination in a market. It concludes that in a competitive market, the unit price for a particular good will vary until it settles at a point where the quantity demanded by consumers (at current price) will equal the quantity supplied by producers (at current price), resulting in an economic equilibrium of price and quantity.
The four basic laws of supply and demand are:^[1]

If demand increases and supply remains unchanged, then it leads to higher equilibrium price and quantity.
If demand decreases and supply remains unchanged, then it leads to lower equilibrium price and quantity.
If supply increases and demand remains unchanged, then it leads to lower equilibrium price and higher quantity.
If supply decreases and demand remains unchanged, then it leads to higher price and lower quantity.

With the above in mind here is the current inventory levels in Aventura. As you can see inventory( supply) is in decline. Demand has increased over same time last year.

The definition goes on to say that these eggs are typically dyed or painted chicken eggs. Modern custom is the delicious chocolate egg we have all grown accustomed to giving and receiving, One of our favorites is the plastic egg filled with jelly beans.

We all know the story... magically ... somehow a Big Bunny delivers these marvelous delicacies to children on Easter morning. To gather their goodies anxious boys and girls are presented with baskets filled with imitation straw. This wiry bed is a modern day version of a bird's nest.

With the rest of the country knee deep in snow one really appreciates the life we live down here in the Sunshine State. Most Americans are tucked up in their homes this coming weekend. Luckily for us, this does not have to be the case.

A great place of solitude here in South Florida, and in particular Coral Gables is the Fairchild Tropical Garden . These botanical gardens offer true peace and quiet amongst the hustle and bustle of the city we call home.

Opened in 1938, way before most of us were here this sanctuary offers the following :

Dotted throughout the park are numerous lakes. The water brings many native animal creatures including fish of all types, turtles, majestic birds and iguanas. Books and Books- A Landmark Independently Run Book Store in South Florida

In the era of "box" retail stores in South Florida it is so refreshing to find a "old fashioned" bookstore we all recall from our youth. However... I must tell you that Books and Books is in no way your typical generations gone by "readery" Books and Books is far from boring. The management team obviously understand what we are looking for in a place to purchase our books.

Let me fill you in:

There are FIVE locations here in South Florida including:

Coral Gables
Lincoln Road
Bal Harbour Shops
Miami International Airport( great idea)

And the newly opened ...Books and Books in the Museum of Art in Fort Lauderdale.

There are also outlets in Westhampton, New York and on Grand Cayman.

I have had the pleasure of visiting three of these stores locally in South Florida .Fort Lauderdale outlet is next on my list. The units that I have visited all have a great atmosphere of quiet peace, learning and vision. The Coral Gables branch has an open air restaurant in addition to inside cafe. The outside cafe is the ultimate in South Florida living..an open air concerts on weekends.

The Lincoln Road establishment also offers open air dining in addition to a modern and cool looking store. This store is one of my favs... reading and people watching. For me there is nothing better. The store in Bal Harbour is located on the top level, and the end of the promenade that is lined with flora.

Other exciting attractions include 60 book reviews per month. Management obviously have the inside in this arena. I have listened to Madeline Albright, Emilio Estafan and countless others. They also have many scheduled monthly meetings, namely the International Books Discussion Group. Here is a link to sign up for their monthly newsletters detailing all events.
