The Miami Real Estate Market- October 2011

This week we are going to look at the Real Estate market in Dade County.

Let us start by looking at the inventory( the number of homes for sale). The chart below examines the inventory from August 2010 to October 2010 to the same months of this year, 2011. Inventory, the number of homes for sale is decreasing.

In addition, the number of homes sold  for the same period ( August -October 2010 versus August - October 2011) has increased. There were 12.5% more homes sold this period. This also can be seen when one examines the pending units. Pending implies that the dwelling has an executed contract.


The elementary law of supply and demand will certainly rear its wanted head. As our inventory bottoms out and demand kicks in certainly, we predict the value of Real Estate in Dade County will start to escalate. Buyers, in particular must consider purchasing.

Mikisole Recommends- Events in December 2011

The end of the year is once again upon us. Twelve months come and gone again. Glad we are in the greatest place on the planet, Miami !!


Here is our selection of "must does" for the upcoming month:

December 1-4 : Art Basel. Each year the cities of Basel, Switzerland and Miami join together to bring you the world's exclusive art show. Artists from around the world set their feet, and their art on our shores for this annual event.

December 10: Travel north to Fort Lauderdale on this day and view the wonders of the yearly boat show. Adults and children will be mesmerized by the festival dressed boats. Oh course, Santa Claus  is sure to make an appearance.

Winter wonderland drops by at the  Miami-Dade Tropical Park. When the winter lights are dimmed the park becomes a winter paradise. Twinkle lights take hold and festive ornaments turn our tropical paradise a place Santa will surely want to visit.
